Job Description

Job Duties:

The primary purpose of this position is to on-site oversight and leadership with regard to the installation, maintenance, and repair of agency buildings, facilities, and equipment. Duties may include, but are not limited to, the following:assessing the status of issues reported through Campus Living's repair request process; performing a wide variety of maintenance and repair tasks; performing preventative maintenance duties and identifying parts, tools and other service needs; using hand and power tools; installing and removing a variety of equipment; troubleshooting maintenance problems involving electrical, structural, plumbing and equipment repair or replacement; repairing railings, screens, fixtures, replace light bulbs, minor wall repair, window AC units, and related structures. Performing interior (rooms, lobbies, offices, halls, etc) and exterior (railings, doors, etc) painting, plumbing and electrical repairs, and plastering and construction tasks; making repairs to buildings and facilities with plaster, wood and cement; keeping records of time and material; submitting reports of work performed; preparing requests or recommending major repair replacement of facilities which are beyond the scope of this position. This position will also be responsible for surplus materials and relocation of furnishings. This position is responsible for all painting-related tasks for Campus Living buildings and locations. Manages all inventory, to include both departmental inventory and materials/equipment to be utilized by Facilities-trades employees and outside vendors contracted for work. This position works with other technicians and student employees under Campus Living on proper techniques, skills, processes, policies, and procedures related to facility repair and maintenance. This position will be expected to provide quality assurance for all repairs and maintenance made by professional and student staff members to ensure that all issues have been resolved appropriately.

General Maintenance:
Perform maintenance tasks in residence halls including changing lightbulbs, cleaning light lenses, commercial plumbing, electrical, masonry and carpentry repairs. Identify problem and address resolution options, selecting the best course of action to utilize. Exercise discretion to determine priority repairs as they arise. Guide professional and student staff through necessary tasks and provide quality assurance on repairs and maintenance. Coordinate repairs with applicable offices and provide the necessary supplies to appropriate personnel following up on progress being made, keeping repair process on track for constituents. Replace failed/damaged/missing/unsightly items such as light/outlet plates/covers, ceiling tiles, floor tiles, window blinds, carpet patches, rubber/vinyl cove bases, etc and resolves drain clogs in sinks, showers, and toilets. Hangs, removes or repositions signage, bathroom hardware/accessories, bulletin boards, locks or other small facility items as needed. Does light carpentry work on furniture and makes minor repairs to door/hardware. Uses hand and small power tools as needed to complete work and troubleshoots maintenance problems. This position is responsible for higher-level repair tasks such as faucet repairs and valve repairs, identifies issues in buildings and determines the best course of action for appropriate repair procedures. It is expected to make decisions while on-site for appropriate repairs and steps to resolve issues that arise. Share feedback to leadership and constituents on repairs that have been made and provide quality assurance for the on-site work of professional and student staff members.

Building Inspection:
Make visual inspection of residence hall or other campus living spaces- making corrections for basic repairs, placing work orders and following up with required trades on larger repairs. Utilize discretion to determine the scale of issues and assign professional and student staff members responsibilities for addressing issues. Keep records of time and material; submits reports of work performed; prepares requests or recommends major repair replacement of facilities which are beyond the maintenance scope of this position. Review and assess the quality of work conducted by Campus Living professional and student maintenance techs.

Inventory/Stock Management:
Track and maintain required stock and maintain tools to perform required work. Work with supervisor or other staff to order required material. Maintain stock supplies in an organized fashion, rotating stocks if necessary.

Training/Co-Supervision :
Oversee work of student workers on a project or assignment basis. Providing any feedback to supervisor of the student worker as needed Provide on-site leadership to professional and student staff members and ensure that repairs and maintenance have been completed properly. Establish training schedules for newly hired professional and student staff members and ensure appropriate level of training and safety, as well as oversight of apprentice work before approving independent work for those employees.

HVAC Window Unit Installation & Maintenance:
Responsible for filter replacements, coil cleaning, and other maintenance for all window units within residence halls (approximately 1700 units – includes White, Clement, Garrett, Greene, Legacy, Tyler, Jones, and Fletcher). Install replacement window AC units when there are failures, coordinate building change-outs with vendors and Facilities Services.

Painting:
Manage interior painting for Campus Living buildings and locations, including rooms, hallways, lobbies, offices, etc.) and exterior painting of all railings and doors. Includes oversight of paint team and wall repairs. This position is tasked with ensuring that all areas are in appropriate repair and painted.

Other Duties:
Perform other tasks as needed by the department. Attend regular shop meetings. Maintain training in new materials and methods. Attend required safety training.
