Job Description

Position Overview:

Our client is seeking an experienced Program Director to lead the oversight of capital programs for a portfolio of hotel assets across the United States. The ideal candidate will possess strong expertise in managing large-scale capital projects, with a focus on cost control, project accounting, and portfolio-wide project monitoring. This role is key to ensuring the successful execution and financial management of multiple projects, aligning with strategic goals and maximizing asset performance. Based in NYC, the Program Director will work closely with internal teams and external partners to maintain project excellence across the portfolio.

Key Responsibilities:

  • Oversee and coordinate all aspects of capital programs for a diverse hotel portfolio, ensuring projects are completed on time, within scope, and within budget.
  • Implement and manage project accounting, tracking expenditures, cost control measures, and financial reporting for individual projects and the entire portfolio.
  • Develop, monitor, and report on project budgets, forecasts, and cost metrics, providing transparent updates to senior leadership.
  • Establish and maintain project management standards, procedures, and documentation across all portfolio projects.
  • Collaborate with development, construction, and asset management teams to ensure projects align with overall strategic objectives.
  • Conduct portfolio-level performance reviews, identify risks or delays, and develop mitigation strategies.
  • Manage relationships with external consultants, contractors, and project vendors, overseeing scope, contract negotiations, and compliance.
  • Liaise with finance and accounting teams to ensure accurate project cost tracking and reporting.
  • Support the Chief Development Officer in strategic planning and decision-making related to capital expenditure and project prioritization.
  • Provide leadership and guidance to project teams, fostering a culture of excellence, accountability, and compliance.

Critical Skillset & Qualifications:

  • Proven experience in managing large-scale capital programs for a real estate owner or investment manager.
  • Strong expertise in project cost management, project accounting, and financial controls.
  • Demonstrated ability to monitor, analyze, and report on portfolio-wide project performance.
  • Excellent organizational, analytical, and problem-solving skills.
  • Ability to collaborate effectively with cross-functional teams and external partners.
  • Expertise in project management tools, financial systems, and reporting platforms.
  • Construction knowledge is a plus but not mandatory; a focus on financial oversight is critical.

Preferred Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Construction Management, or related field.
  • 8+ years of experience in program management, capital project oversight, or portfolio management within the hospitality or real estate industry.
  • Experience working within owner-operator models with multiple funding sources.
  • Strong leadership skills and ability to manage multiple projects simultaneously.
  • Knowledge of industry standards and best practices in cost control and project monitoring.
