Job Description

About the Role

We are a privately held retail real estate owner and operator with a portfolio of fifteen shopping centers totaling over 2.3 million square feet in California, Oregon, Washington, and Hawaii. We are seeking an experienced retail Real Estate Paralegal to support our leasing, construction, and asset management teams. This is a hybrid position, and we are based in Westlake Village, California.

 

Key Responsibilities

  • Draft, review, and manage retail letters of intent, leases, amendments, assignments, and related agreements
  • Support lease negotiations and coordinate with brokers, tenants, and outside counsel
  • Review REAs, CC&Rs, title, and survey documents; prepare due diligence summaries and reports
  • Assist with acquisitions, financings, dispositions, and escrow closings
  • Prepare and track default notices, estoppels, SNDAs, and other tenant communications
  • Maintain organized legal files, databases, closing binders, and key date tracking systems

Construction Support

  • Draft, review, and track construction contracts, architectural/engineering agreements, and amendments
  • Assist with lien waivers, mechanics’ lien filings, and compliance requirements
  • Support contractor and vendor onboarding, insurance tracking, and bid processes
  • Coordinate with construction teams on timelines, contract enforcement, and dispute resolution

Asset Management Support

  • Partner with asset managers to review and interpret lease and contract provisions
  • Assist in documenting lease modifications and renewal options
  • Coordinate tenant communications related to operational and compliance matters
  • Support enforcement of lease rights and remedies in collaboration with property management

Qualifications

  • Bachelor’s degree and Paralegal Certificate (ABA-approved program preferred)
  • 4+ years of commercial real estate paralegal experience (retail landlord experience strongly preferred)
  • Strong lease interpretation and drafting skills
  • Familiarity with construction and development contracts
  • Excellent organizational skills with the ability to manage multiple priorities under deadlines
  • Proficiency in Microsoft Office
  • Strong oral, written, organizational, interpersonal, and presentation skills.
  • Motivated, self-starter with strong attention to detail.

Compensation & Benefits

  • Salary range: $90,000 – $120,000 base + performance bonus potential
  • Hybrid schedule – mostly remote with 1 to 2 days a week in our office
